Guest Vetting

We only accept bookings from guests which meet strict guidelines and follow your requirements.

We vet potential guests as diligent as possible to avoid the bad apples: A false no is better than a wrong yes!

Listings and Bookings

We constantly optimize your vacation rental property listings to maximize your profit.

We analyze the competition based on your property profile, adjust pricing & minimum nights based on season & demand and according to your preferences.

We work with all major short-term rental platforms, such as Airbnb, HomeAway, VRBO and TripAdvisor.

We handle all guest interactions with lightning fast response times.

Guest Check-In

During the Check-In procedure, we greet the guest and provide a tour through the property, review the host rules, provide information about the area and make sure the guest is happy.

We do in-person Check-In based on guest arrival times, guest preferences, demand and staff availability.

If we cannot greet the guest in-person, we will greet them over the phone, explain the property and neighborhood.

We also offer an optional welcome basket for the guests for the ultimate hospitality experience.

Guest Check-Out

We do an in-person walk-through and inspection to make sure everything is in great shape and nothing got damaged or misplaced.

Any issues will be resolved swiftly and we will inform you about any damage and other issues immediately.

A property checklist will be filled out during each walk-through which you can access electronically.

Guest Support 24/7

We take care of the guest before, during and after the stay. Our goal is to build rapport and trust with the guests to provide an outstanding hospitality experience.

You won’t get any 2 am phone calls about the TV remote or microwave settings.


We only work with professional cleaning companies, including linen service.

We can also work with your professional cleaning service.

We personally monitor the cleaning crew’s performance after each cleaning effort to make sure everything is clean and tidy for the next guests.


We replenish consumables and essentials, such as bathroom and kitchen supplies – very important for the ultimate guest experience.

We source the consumables and essentials (store run). You can also provide the consumables yourself and we pull them from your local storage as needed.


We make sure your property stays in A+ condition, which is very important to stay competitive and earn great reviews.

We only work with experienced and reasonable handyman services, which are licensed and insured.

We can also work with your handyman of your choice.


We make sure everybody stays happy, including the neighbors.

We respond right away to complaints and other incidents 24/7.


We make sure you stay informed at all times.

We provide you with an property log, which documents important activities regarding your property, for example: cleaning, maintenance and restocking activities.

The property log can be accessed online.

Hosting Fee and Services Charges

The Hosting Fee (18%) includes the following Services

  • Guest Vetting and Bookings
  • Listing Maintenance
  • Guest Check-In
  • Guest Check-Out
  • Guest Support 24/7
  • Replenishing Essentials and Consumables (from onsite storage)
  • Monitoring
  • Reporting

The hosting fee is based on the nightly rate per booking charged to the guest.

Initial Listing Creation (starting at $150)

  • We create the initial listing, if no Airbnb, HomeAway/VRBO listing exists
  • Includes first set of pictures, staging efforts and photoshop efforts

Additional Services ($29 per hour)

  • Cleaning Services (cleaning fees are charged to the guest on top of the nightly fee)
  • Gardening, Repair and Maintenance Services (through professional contractors)
  • Restocking Essentials, Consumables and Supplies (store run)
  • Professional Photography Services
  • Furniture Replacement
  • Initial Listing Creation and Research
  • Setup and Troubleshooting Services (e.g.: programming TV and cable boxes, fixing WiFi issues, dishwasher not working, etc.)

We charge $29 per hour for additional services, like the ones outlined above, billed in 1/2h increments. This includes driving time.

Any charges by contractors or services performed by 3rd parties are not included and usually billed directly to you.

All additional services need to be authorized by you before we get into action.

We provide your guests with an outstanding hospitality experience, while ensuring optimal utilization of your short-term rental properties and maximize your return of investment.

We are local people working hard for you. We are not just a call center passing along the lock-box code for the keys to your property to guests.
